When to Start Construction in Shivamogga: Scheduling Around the Malnad Monsoon

Getting the start month right is worth more than most of the decisions people agonise over.
Which Stages Care About Rain
Not all construction is equally rain-sensitive. This is the whole basis of scheduling.

The pattern is clear: everything that happens outdoors or below ground hates the monsoon, and everything indoors is largely indifferent to it.
The Right Start Month
The goal is simple — be roofed and working indoors by June.
For a 12–15 month G+1 build, starting October to January is ideal:

April and May are the worst months to start in Shivamogga. You spend the monsoon doing exactly the work that cannot be done in rain.

Using the Monsoon Productively
If your build is already underway when the rain arrives, the sequence to aim for:
Before June, complete:
- All excavation, foundation and plinth
- Structure up to at least the ground floor slab
- Terrace waterproofing if the roof slab is cast
- External plastering on any completed elevation
During June–September, run:
- Internal plastering
- Electrical and plumbing rough-in
- Flooring and wall tiling
- Carpentry, door and window fitting
- Internal painting
Leave for October onward:
- External plastering and painting
- Compound wall
- Driveway, landscaping, external works
A site that is planned this way barely slows down. A site that is not can lose four to eight weeks.
What Monsoon Delay Actually Costs
The delay itself is only part of it:
- Site overheads continue. Supervision, security, equipment on hire and site facilities all run whether or not work progresses.
- Labour rates firm up. Working windows shrink, so effective daily cost rises even at the same nominal rate.
- Material handling and storage. Cement must stay dry; sand saturated in the open changes your mix ratios and has to be allowed for.
- Rework. Plaster that did not cure, a slab surface damaged by rain, backfill that has to be re-compacted.
Across a badly timed build, 3–5% of total cost is a reasonable estimate for avoidable monsoon losses. On a ₹47 lakh Signature 30×40 that is ₹1.4–2.4 lakhs — for a scheduling decision that costs nothing to make correctly.
Malnad-Specific Detailing That Pays Off
Beyond scheduling, some things are simply worth building in around here:
- Terrace waterproofing. Included from our Signature package upward. On a Foundation build in Shivamogga, add it — 1,200 mm of annual rain will find any weakness.
- Size downpipes to the actual roof area. A standard detail on a large terrace backs up and the water finds the slab.

- Pick your target move-in month.
- Subtract 12–15 months for a G+1 (6–9 for a single floor).
- Check where June falls in that span.
- If June lands on foundation or structure work, shift the start.
The approvals timeline is the other constraint — SMC plan sanction takes six to twelve weeks, and it should run before your intended start, not overlap with it.
