What the Labour Rate Does Not Cover

This is where owner-managed builds overrun, and it is worth being blunt about.

  • Material wastage. Cement, steel and tiles all have wastage. On a labour contract that loss is yours. Budget 3–5% on materials.
  • Scheduling gaps. If the plasterer arrives before the electrician has finished conduiting, you pay twice. Coordinating trades is a real job.
  • Storage and security. Cement spoils. Steel walks. Site storage and a watchman are your cost.
  • Rework. A wall out of plumb gets redone at your expense, not the contractor's.
  • Supervision. Someone has to be on site. If that is you, count the days you are not earning.
