20x30 House Construction Cost in Bangalore 2026: What FAR Actually Lets You Build
What a 20x30 house costs to build in Bangalore in 2026 — how FAR and road width decide your buildable area, G+1 to G+3 costs, BBMP sanction fees, and whether a small plot is worth it.
Table of Contents
In Shivamogga or Davanagere, what you can build on a 20×30 is decided by setbacks. In Bangalore it is decided by FAR — and that single difference changes the entire economics of a small plot here.
FAR Is the Number That Matters
FAR (Floor Area Ratio) is the multiple of your plot area you are permitted to build across all floors. In BBMP areas it ranges from 1.75 to 3.25, set by plot size, zone, and critically the width of the road you front.
On a 600 sqft plot:
| FAR | Permitted built-up | Roughly |
|---|---|---|
| 1.75 | ~1,050 sqft | G+1 |
| 2.25 | ~1,350 sqft | G+2 |
| 2.75 | ~1,650 sqft | G+2 / G+3 |
| 3.25 | ~1,950 sqft | G+3 |
Two identical 20×30 plots on different roads can have completely different value. A plot on a 12m road may permit 60% more built-up area than one on a 6m road. This is the first thing to verify — before you buy, and certainly before you pay for a design.
The Cost
Bangalore rate card, applied to the buildable areas above.
| Package | ~1,000 sqft (G+1) | ~1,500 sqft (G+2) |
|---|---|---|
| Essence | ₹19.2 L | ₹28.8 L |
| Select | ₹21.2 L | ₹31.9 L |
| Imperial | ₹24.9 L | ₹37.4 L |
Single floor (~500 sqft): Essence ₹9.6 L · Select ₹10.6 L · Imperial ₹12.5 L
Bare shell
At ₹1,300/sqft (Solid) and ₹1,450/sqft (Superior), a 1,000 sqft G+1 shell is ₹13.0–14.5 lakhs. This suits phased builds — complete the ground floor, move in, finish the upper floor when the rental market or your budget says so.
Why a Small Bangalore Plot Can Beat a Larger Tier-2 One
| 20×30 Bangalore @ FAR 2.75 | 20×30 Shivamogga | |
|---|---|---|
| Plot | 600 sqft | 600 sqft |
| Permitted built-up | ~1,650 sqft | ~1,000 sqft |
| Build cost (Select / Signature) | ~₹35.1 L | ~₹22.5 L |
| Cost per built sqft | ₹2,125 | ₹2,250 |
Bangalore's higher FAR means the same land gives you substantially more house. That is the trade-off against the land price — and it is why verifying FAR is worth more than any negotiation on the plot itself.
Costs Outside the Rate
| Item | Typical |
|---|---|
| Architectural design fee | Separate |
| BBMP plan sanction (20×30) | ₹80,000–1.4 L |
| Compound wall | ₹750–900 per running foot |
| Borewell | ₹2–4 L (Bangalore depths) |
| BESCOM connection | ₹20,000–50,000 per meter |
| BWSSB water & sanitary | ₹30,000–80,000 |
Budget an extra ₹4.5–7 lakhs over construction for a G+1 all-in. The borewell and BWSSB charges are the main reason this runs higher than the tier-2 equivalent.
If you are metering floors separately for rental, count the BESCOM deposit per meter.
Designing Narrow in Bangalore
A 20-foot width is tight anywhere, but Bangalore plots often have neighbours built right up to the setback line on both sides, which means:
- Light comes from the front and back only. Design around that rather than hoping for side windows.
- A light well or open stair near the centre is worth the floor area it costs — it is often the only way to get daylight into the middle of the plan.
- Stilt parking is worth considering. It costs a floor of FAR in some zones but solves a problem that is otherwise unsolvable on a 20-foot frontage.
- Cross-ventilation is hard. Plan for it deliberately; retrofitting airflow is not really possible.
Build Time
8–11 months for a G+1, 11–14 months for a G+2.
BBMP sanction adds 45–75 days and should run in parallel with design finalisation, not after it.

What is the cost to build a 20x30 house in Bangalore?
A 20×30 G+1 house in Bangalore costs approximately ₹19.2 lakhs in our Essence package and ₹21.2 lakhs in Select, based on about 1,000 sqft of built-up area at ₹1,920 and ₹2,125 per sqft.
How many floors can I build on a 20x30 site in Bangalore?
It depends on FAR, which is set by your plot size, zone and the width of the road you front. At FAR 1.75 a 20×30 (600 sqft) plot permits about 1,050 sqft of built-up area — roughly G+1. On a wider road with FAR 2.25 or higher you may be permitted G+2 or G+3. Confirm your FAR before designing.
Is a 20x30 plot worth buying in Bangalore?
It can be, because FAR in BBMP areas is higher than in tier-2 Karnataka — you can often build three or four floors where a Shivamogga plot would permit two. The economics depend almost entirely on your permitted FAR, so verify it before you buy, not after.
What are BBMP sanction fees for a 20x30 house?
For a 20×30 plot, BBMP plan sanction typically runs ₹80,000-1.4 lakhs including scrutiny fee, betterment charges, labour cess and the refundable security deposit. Betterment charges vary considerably by zone.
Can I build a rental property on a 20x30 in Bangalore?
Yes, and it is one of the more common briefs we get. Self-contained floors of 450-500 sqft let readily in most Bangalore localities. Design separate external access and individual BESCOM meters from the start — both are difficult to retrofit on a narrow plot.
