- Stepped diagonal cracks in walls, usually starting near the plinth and running up toward window corners
- Plinth beam separation — a visible gap opening between the plinth and the wall above
- Floor tiles lifting or hollow-sounding, especially near external walls
- Doors and windows that bind in one season and swing free in another
These typically show in year two or three, well after handover, and often after any warranty a less careful builder has offered.
