Elevations

  • This proposal includes aesthetically pleasing elevation design

Exclusion & Incidentals

  • Minimum built up area required for this package is 1500 SQFT.
  • A design if needed to be modified more than thrice shall be charged for accordingly
  • Government fees for the liaison bodies to be paid directly by the client
  • The complete fee payment for plan sanction in Panchayat limits need to be borne by client
  • Assuming the site & road level to be equal, if the ground level needs to be raised above 18”, it shall be charged for accordingly
  • Hard rock/soft rock excavation, if it arises shall be charged for accordingly
  • Buying new earth/sending existing earth for excavation/backfilling purpose shall be charged on actual
  • Basic price of Cement is Rs.350/- per bag & Steel is Rs.58,000/- per MT. Any increase in these prices shall be charged accordingly
  • Percentage of opening for doors & windows – 15% of built up area Maximum
  • Any work not mentioned within this package or outside the site boundary shall be charged for accordingly
  • One point of Electricity & water needs to be provided by the client free of cost to facilitate construction
  • SBC of soil is considered at 180 KN/M2 and depth of the foundation considered at 5 Feet, any increase in depth shall be charged accordingly on actuals upon site conditions
  • If there is constraints in material delivery or stocking place and materials to be order in small quantities, the additional charges for the same shall be charged on actuals
  • A specific area to construct labour and material shed needs to be provided within 50 feet from the construction place by the client
  • Any road cutting charges for the connection of Electricity and Sewage lines is not included, such works shall be charged additionally
  • If the site area is near to built up area, Compound, Gate, Sump and other outside plinth area are to be quoted additionally.
  • Post Construction Warranty: Covers any defect or issues that arises within 1 year of completion of the project. Damage or issue cause by external forces/activities may not be covered.
  • Waterproofing Warranty: Provides coverage for issue related to water leaks, dampness, or inadequate waterproofing for a period of 5 years. Waterproofing layer damage caused by external forces may not be covered.
  • Maintenance Guarantee: Commits to provide maintenance service for electrical and plumbing components or system for a period of 6 months. Any damage cause to the products which voids product warranty will not be replaced.
  • Bathroom are provided for every 600 SQFT of built up area of the project. If the ratio of number of bathrooms to the build area is increased, additional cost for the bathrooms are charged accordingly.
  • Sump size provided in this package is 4000 Litres, any increase in the sump size will be charged around Rs. 10/Litre.
  • OHT tank size of 1000 Litre (1 unit) will be provided with the make and details as specified in the package.
  • Elevation costing finalisation will be shared once the design has been freezed and before agreement finalisation.
  • Terrace parapet is not included in this package

  • Construction guarantee – 1 Year ; Waterproofing warranty – 5 Years (if waterproofing is done by Sturdy Groups)
  • Guarantee & warranty is provided on Stamp paper
